Selling Property Privately - So how does it work?

Advertising your property couldn’t be simpler...

First you need to register with us. You will then be sent an activation email. Once you click on the link you will be taken to our Property Wizard.

Before you start, the Wizard will outline the simple steps you need to follow. The only requirement is that you complete the first form (which asks for basic details such as the price, post code etc..) and then it’s up to you if you want to upload photos (which we would recommend) or add bullet points about your property. Remember, you can always go back and edit your property details so don’t worry about getting it 100% right the first time round. Just make sure you’ve got the correct price and address!

When you’ve completed the Property Wizard you will be redirected to your Property Portfolio page. You should now see your newly added property which would be live and visible if you did a search in that area. At this point, it’s cost you absolutely nothing and the only thing you’ve spent is your time.

So why does is say £14.99?

Well first and foremost we are a business, so we do need to make money. You can sell your property for FREE with RoofAndWalls and you always will be able to but for a small fee of £14.99 you can not only advertise your property with us but with Fish4 Homes, Channel 4 Homes, The Independent 4 Homes and many more. £14.99 will give you 30 days of advertising and if after the 30 days you decide that you don’t want to do it any more then don’t as it’s up to you to buy your advertising time and we won’t automatically renew your subscription. We can’t make it any easier than that.

So how do I advertise on these other websites and newspapers?

It’s simple. Once you’ve created your FREE property advert via the Property Wizard (outlined above) all you have to do is click on the “Upgrade” button. You then select the number of days you want to advertise your property for and then click on the “Pay” button. You will then be redirected off to a secure WorldPay page which will process your order. The page is secure but it’s embedded within one of our pages as we decided not to use a pop up as most web browsers stop them from appearing.

Why would I pay £14.99 a month (30 days) to advertise my property?

Even though you can advertise your property with RoofAndWalls for FREE, for just £14.99 a month we will also advertise your property on Channel4 Homes, The Independent, Fish4 and many more! For a full list please see our contributors page.

After the first month (30 days) will I keep getting billed £14.99 a month?

No, we have made this as flexible as possible. If you decide you don't want to pay to advertise your property again, then don't pay us any more and after your 30 day period has expired we will just advertise your property on this site. If you decide that say you would like to continue advertising, just log on and purchase another 30 days of advertising time. You just get what you pay for, there are no hidden or automatic charges.

Do you keep my credit card details and is the payment secure

No we don't keep any information about you other than your user and property details. We use WorldPay as our payment provider and they handle our money transactions for us. We embed

What if I have already signed a contract with an Estate Agent?

The first thing to note is that RoofAndWalls is not an Estate Agent, we are a private sellers site allowing vendors to advertise their properties online. If you’ve signed up with an Estate Agent who is a “Sole Seller” for your property then even if you find a buyer the agency is still entitled to the commission, even if they haven’t done anything! It’s still worth discussing it with your Estate Agent and putting your property online FREE with us. After all this is another channel to selling your property.

If your Estate Agent is a “Sole Agency” then it means that they are the only agent who can sell your property but if you do find someone in the mean time you don’t have to pay them the commission.

If your agreement is “Multi Agency” then you will only have to pay commission to the estate agent who sells it. Usually you’ll pay a slightly higher commission percentage but sometimes it’s worth it just to give that extra competition between Estate Agencies.

Do I need a Home Information Pack (HIP) to sell?

To advertise a property that's in England & Wales you need to have a HIP in place or at least one that's been commissioned. We do sell HIPs, so please have a look at our HIPs page for more details.
