What if I have already signed a contract with an Estate Agent?
The first thing to note is that RoofAndWalls is not an Estate Agent, we are a private
sellers site allowing vendors to advertise their properties online. If you’ve signed
up with an Estate Agent who is a “Sole Seller” for your property then even if you
find a buyer the agency is still entitled to the commission, even if they haven’t
done anything! It’s still worth discussing it with your Estate Agent and putting
your property online FREE with us. After all this is another channel to selling
your property.
If your Estate Agent is a “Sole Agency” then it means that they are the only agent
who can sell your property but if you do find someone in the mean time you don’t
have to pay them the commission.
If your agreement is “Multi Agency” then you will only have to pay commission to
the estate agent who sells it. Usually you’ll pay a slightly higher commission percentage
but sometimes it’s worth it just to give that extra competition between Estate Agencies.
Why is the service FREE?
Well the honest answer is that we’re a new site and we need as many properties as
we can get! So to do this we’re offering a FREE service, which means if you add
your property now then there will be NO charge and you can keep your property online
until it’s sold.
Will this ever charge?
At the end of the day we’re a business and we have overheads so we need to make
money (and hopefully a profit) but our goal is to try and keep the costs down to the
property vendor, as much as possible. We hope to make money from advertising but
if that doesn't work out as planned then we will charge a nominal fee (which still
has to be worked out but it will be as low as we can make it). Remember if you register your property now it will remain FREE until it's sold or you remove it from the site.
